How to Place a Bid
Step 1: Register
To participate in an auction, you must first create an account on the website. You can create an account on the registration page.
Step 2: Legalisation
To take part in our online property auctions, your identity must be verified and your signature on the registration declaration must be legalised by a notary. This identification and legalisation can be done by any notary in the Netherlands, sometimes for a (small) fee.
Download the registration statement and see which notary offices offer this legalisation free of charge.
For property auctions, identification and legalisation of the signature by a notary is mandatory. Legalisation by the municipality is not valid.
If legalisation is required by a foreign notary, please contact our platform notary in advance about the requirements.
Step 3: Completion
The signed registration statement (original document) must be sent by post to our platform notary: Hekkelman Notarissen. The address can be found on page 5 of the registration statement (Hekkelman Notarissen, Department of Auctions, Oranjesingel 41, 6511 NN Nijmegen).
If the auction takes place on short notice, we recommend asking the notary to email a copy in advance to the platform notary: veilingen@hekkelman.nl
Once Hekkelman Notarissen has received the documents, they will process them accordingly. You will receive a confirmation by email. You will also be notified in case of any irregularities.
An example of an irregularity could be an incorrect client number or username, which prevents the account from being linked to the registration statement.
How Does the Auction Work?
Bidding (Ascending auction)
The auction starts at the opening bid (note: this is often €0). Participants place increasing bids in set increments until no higher bids are submitted. The final bid of this phase is referred to as the bidder with the highest bid at the ascending phase.
Auctions are typically open for bidding for 5 minutes. If a bid is placed in the last 30 seconds, the auction will automatically be extended by 60 seconds. This ensures all bidders have a fair opportunity to place a bid.
Before placing a bid, you must accept the additional terms and conditions. By accepting these, you declare that you agree to the applicable auction terms, acknowledge the bidding method as described in the 'Bidding Protocol', and are aware of the associated costs listed with the auction.
Descending Auction (Dutch auction)
After the first bidding phase closes, the descending auction phase begins. First, the 'Mijn'-button must be activated. If the additional conditions were not accepted previously, this must still be done.
Once completed, a message ‘Hier kun je straks bieden op afslag’ (“You will be able to place a descending auction bid here shortly”) will appear, and a bid can be submitted once this phase is open.
How Does the descending auction work?
During the descending auction, a counter will appear. It displays the total bid, which includes the highest bid from the first phase and the descending auction amount. Additional costs may apply.

The total amount shown in this section is the amount the buyer must pay for the property. However, this excludes any applicable taxes, provisional charges, and potential inzetpremie (bidding premium).
Once a participant clicks the 'MIJN' button, the auction ends immediately. The highest bid will then be submitted to the seller for approval.
Online Bidding
Important: Placing a bid (including 'MIJN') is legally binding.
All bids are unconditional, irrevocable, and may not be subject to any conditions, unless stated otherwise in the specific auction terms.
Common contingencies, such as a financing condition or a housing permit requirement, are not permitted in (foreclosure) auctions. Therefore, buyers must conduct their own due diligence in advance.
For voluntary auctions, different conditions may apply.
Each auction is subject to specific terms and conditions, which are listed individually. Carefully review both the general and specific auction terms before participating. If anything is unclear, contact the auction organiser in time.
In the event of discrepancies between the general and specific auction conditions, the specific conditions shall prevail. In case of any contradiction between the information on this website and the auction terms, the auction terms will take precedence.
