Is there a valuation report and can one be prepared?
For foreclosure auctions, there is usually no public valuation report available. The selling party, often the mortgage holder, usually does have a valuation carried out, but this is not shared with third parties.
It is often also not possible to have a valuation report prepared yourself, because as a potential buyer you do not get access to the property and may not carry out any investigation in or on the home. The home is sold “as is, where is”, without any guarantees regarding its condition.
You can use the available information in the auction file, such as photos, the auction brochure, cadastral data and, if available, the WOZ value, to make your own valuation.
If a viewing opportunity is available, you may consider bringing a valuer with you. They can then prepare a valuation report. Please note that taking photos inside is not always permitted. If this is not allowed, preparing a full valuation report becomes more difficult. Always ask the party organizing the viewing in advance what exactly is permitted.
